At Pound Lane you can choose exactly what goes into your home including the layout, specification, and style, and save on stamp duty and VAT in the process. Pound Lane is an exclusive secluded development of just 12 detached customisable homes tucked away in the woodlands of Essex just 35 minutes from London. Each house has a huge garden and access to large communal spaces and even a private woodland!
Our custom build model means that you don't have to settle for how a
developer has decided your home should be. Gone are the days of searching
endlessly for a home that you want and never finding it. Take charge and
create it exactly how you want it.
To give you some context, in past developments, 3 houses (including a road!) have been built on a plot of 660 sqm. In contrast, at Pound Lane, the
smallest plot is just under 500 sq m, with the largest one being a massive
1100 sq m.
Having access to green space is a big priority for many homeowners, with more of us spending more time at home, and especially for its impact on mental health and wellbeing. At Pound Lane, our gardens are between 3 to 4 times as large as you would normally find with a standard new-build house and.not only will your plot include a large garden, we have also included a communal garden for everyone to enjoy, as well as private woodland that lines the homes.
All three available house types have been expertly designed by multi-award winning architects, Pitman Tozer Architects, Mae Architects, and AOC Architecture, to take advantage of not only the surroundings but to maximise space and light.
Our homes are super insulated, very airtight and highly sustainable as standard. There are options for you to add in Solar PV's, solar water heating
and air source heat pumps.
MyHouse
MyHouse by Mae architects is carefully designed to not only meet the current needs of new homeowners, but also to adapt to their changing requirements over time. MyHouse has a simple but distinctive profile, with a pitched roof that can incorporate an additional bedroom or living space.
S6 House, designed by Pitman Tozer Architects, offers a spacious family
home with up to five bedrooms and generous living spaces orientated to
maximise views over the large rear garden. Some of the options include a
rear extension to increase the living area, wood-burning stove and ground
floor bedroom or study.
Designed by AOC architects, LittleBig House is a two-storey home with the
option to add a loft space providing an extra bedroom, a home office or a
living room with its own roof terrace. The choice of either a flat or pitched roof
line gives the house a distinctive character, and internal flexibility allows for
generous double height spaces within the home.

Design and build your home
With the DIY route, we will build a waterproof, airtight and watertight shell for you, leaving you complete freedom to choose your own layout, fittings, and contractors to finish the inside. With a la carte, we will present you with a fully costed list of options and build your house according to what you want. Find out more here
Create a community
At Pound Lane you create more than a unique home. You will be part of community alongside like-minded neighbours with similar values who have also designed their own environmentally friendly homes for the way they live.
When you choose the DIY route, you will have maximum freedom in the layout and specification of the interior. Only the positions of the stairwell and the utility risers are fixed. We will build the wind and weathertight shell, which means no services, fixtures or finishes on the inside. The DIY route gives you the opportunity to buy a house at a lower cost and complete the inside to suit your budget and the way you want to live with one of our partners, or by yourself, or with people you know. When you are looking at what you can afford, make sure that you have budgeted for the fitout of the interior. Even though you are in charge, this doesn’t mean you have to do it alone! Our Customer Coach will be available to guide you through your journey and you can make use of our network of building and financing experts for advice.
à la Carte Design
If you choose the à la Carte route you can select from a number of interior options, like an ensuite bathroom, a large bedroom instead of two small ones and different levels of environmental sustainability. In addition, there are some exterior options to choose from, like window and door materials and colours. Not all options are available in each design. We will present you with all the different options relating to your preferred house type and provide a fixed price for each option. This way you can easily understand what works within your budget. Our Customer Coach will guide you through the options and the architect will finalize the design. We will then build your house accordingly, handing you the keys to your finished home when it is ready for you to move into.
