How does it work?

Choose from three house designs, two house sizes (L and XL), and the interior design and specification that suit your needs and budget. You can also choose from two routes for finishing your home, DIY or a la carte.

DIY Design

With the DIY route, you have maximum freedom and choice in the layout and specification of the interior and the chance to save money, as you are
purchasing an empty shell, with only the stairwell and utility risers in fixed locations. The shell home will be wind and weathertight, with services connected and capped, ready for you to route throughout the house.

This route means you pay less stamp duty and you will also be able to save VAT on all fittings and fit out works. You will then fit out the shell with your own contractors or you can even do it yourself if you are a DIY genius!

Our Customer Coach will still be on hand throughout to guide you through your journey. You can also make use of our network of experts for advice.

à la Carte Design

With the à la Carte route you will select from a huge number of interior options, such as layout, bathroom type, floor type, kitchen type, the number of bedrooms, the addition of ensuite bathrooms, or different levels of environmental sustainability. You can also select from some exterior options, such as window and door materials, colours, and optional garage. (Please note that not all options are available for each design.)

6. Move in

 You move in to your custom-built home
 

Timeline

Please note that the timelines and works are subject to change.

1. Choose a plot, choose house size and finish level and get a mortgage in principle
2. Reservation period. Reserve your plot (£3000) to officilally start your custom build journey (approx 1-3 months)
Pick your options and fix the total price. Finalise the legals and secure your mortgage offer.
3. Exchange contracts to buy your plot (10% of plot price), pay the deposit to start the process of your house design in the factory (5% of house price) and foundation works begins
4. Foundation work completes (approx 3 months) - 1st payment required and complete your purchase of the plot.
5. Construction of the house – (approx 4-6 months) with 4-5 payments required during the construction
6. Finalise works that you don't want us to do
7. Move in (approx 8-12 months after reservation)
